Preparing for a CP12 Visit at Your Holiday Let
Access, appliance lists, and agent handovers that keep a gas safety visit on track.
A CP12 visit fails or overruns for boring reasons: nobody has the key, the boiler cupboard is full of beach kit, or the outdoor gas point wasn’t on the list. Fix those before the day and the check is straightforward.
1. Access that actually works
Pick one method and write it down:
- Landlord or family member on site
- Letting agent meeting the engineer
- Cleaner overlap on changeover day
- Key-box code (and a backup if the box sticks)
Remote owners around Gwynedd use agents constantly — that’s fine. What doesn’t work is “someone will be there” with no name or number.
2. A real appliance list
Don’t rely on last year’s memory. Walk the property (or ask the cleaner) and note:
- Boiler / water heater
- Gas hob or cooker
- Gas fire
- Any outdoor or patio gas points
That list drives gas appliance safety checks and the CP12 itself.
3. Clear the cupboard
Vacuum, ironing board, spare toilet rolls — move them. If we can’t get to the appliance safely, we can’t complete the check. Ten minutes of clearing beats a wasted trip to Porthmadog or Bangor.

4. Tell us who needs the PDF
Landlord only? Agent too? Park office on a lodge? Say it when you book. Re-sending certificates to three people after the fact is how paperwork goes missing.
5. Timing around guests
Best slot: empty day between changeovers. Worst slot: engineer arriving as guests unload the car. If Fridays are sacred, say so — we’ll aim for a midweek empty where we can.
6. After a repair or alteration
New hob, flue work, or a boiler swap? Don’t wait for the annual date if guests are due. Book a check so you’re not guessing on arrival night. Boiler and flue inspections cover the plant-focused jobs.
